Eliquin Homes is both a design firm and a construction company. When you work with a design/build company like Eliquin Homes, the process is streamlined by removing the gap between the designer and the builder. This means you have just one single contact for questions, concerns, and any other communication throughout the entire design-build process.

The Process


Initial Consultation Meeting

Free of charge. The purpose of this meeting is to determine whether or not Eliquin Homes will be able to fulfill your wants and needs. Does it make sense for us to work together? Answering this question right away will help us to start off on the same page. This step is crucial in establishing a productive working relationship. This meeting can take place at the building site, at your current home, over the phone or virtually. Also, you can check out our questionnaire to get things started. This step is the beginning of an exciting journey! Sometime after our meeting (or during the meeting… whatever is comfortable for you) we will sign a design agreement and set the design phase in motion.

Design

Once we’ve signed the design agreement we can begin working on the layout of the home and initial material selections. A site survey (if not already completed) will also be performed at this time.

While the design process is unique for each owner, it typically will consist of a series of meetings, phone calls, emails, etc. back and forth between you and me (builder and owner) during which we will discuss all the design aspects of your new home: the site plan, the floor plan, material selections, colors, finishes, and everything in-between. We will utilize 3D renderings throughout the design process to help visualize what your new home might look like. I strongly encourage you to bring any pictures, drawings, floor plans or other design inspiration you have to our design meetings so we can incorporate them into the design of your new home. Once all the design decisions have been made, we will be ready to move on to the next phase.

The design process is near and dear to me. I am a planner at heart and I cannot overstate the importance of developing a clear, complete and detailed design plan before proceeding to construction.

Construction Documents, Bidding, and Construction Contract

I will use all the information compiled in the design phase to draft a set of official construction documents for your home. Depending on the complexity of the project, these documents may be submitted to a structural engineer for review. I will also submit the plans to various subcontractors for bidding, and to the local municipalities to secure necessary permits. As bids start coming in, I will begin drafting a customized construction contract which will include a final fixed price for construction. After careful review, we will sign the contract and construction can begin. Or, the contract will be submitted to your financial institution for inspection if necessary for financing.

Construction

The construction process can be very exciting as you watch your vision come to life. Most of the carpentry work is done by Eliquin Homes’ in-house construction crew. I also work closely with subcontractors and suppliers throughout the construction process to ensure your home is built according to plan, with the greatest attention to detail and highest quality craftsmanship.

Occupancy and Warranty

The moment we’ve been working for! Finally, once construction is complete, inspections are performed, and the final payment has been made, you will be issued an official certificate of occupancy (this certificate is required by the state before anyone can occupy the home). At this point you may move into your new home and occupy the house full time. We will review the functions of your new home (heating system, security system, audio system, smart home capabilities, etc.) and go over any last questions you may have. The one-year warranty period also begins at this time. Remember, even after the work is done, I am always available for any questions or concerns you have. Enjoy your new home!
